Before advertising can begin, a draft contract must be ready and made available to your chosen agent. Once you decide to proceed, we will:

In most cases, the buyer receives a five-business-day cooling-off period once the exchange occurs. This period is designed for the buyer’s benefit but can be reduced or waived if both parties agree. After exchange, the seller is fully committed and cannot withdraw.
Once an offer is accepted, the buyer will typically:
- Obtain full loan approval if finance is needed
- Arrange pre-purchase reports such as building, pest or strata inspections
- Sign the contract with their legal representative
- Pay the deposit
- Send the contract through for formal exchange
You will be required to sign the contract, either through our office or via your real estate agent.
Settlement is the final step, where ownership officially transfers to the buyer, and payment of the remaining balance is completed.
Before the settlement date, the buyer will usually conduct a final inspection to confirm the property remains in the same condition as at exchange.
On the day of settlement, you will need to:
- Vacate the premises (unless it is occupied by tenants)
- Leave the property in the same condition as at exchange
- Cancel utilities such as power, gas and internet
- Arrange for all keys, garage fobs and access devices to be delivered to your agent
Our team will manage the release of funds as instructed, including:
- Paying out any loan secured over the property
- Settling any outstanding Council rates, water fees or strata contributions
- Transferring commission to the agent
- Deducting legal costs
- Sending the balance to your nominated bank account
You will receive a complete breakdown of the financial transactions completed at settlement. Once finalised, we will confirm with both you and the agent so the buyer can collect the keys.
